How to Calculate FAR ( Floor Area Ratio) of a Building? What is FAR?
What is FAR (Floor Area Ratio).
Floor area ratio is the measurement used for city planning to determine the buildings total floor area according to the total area of land or plot upon which the building is to be constructed, it is the total usable floor area of a building to the size of land. FAR ( Floor Area Ratio) is fixed by local government authority and varies depending upon the region and locality. it depends upon the locality, building type like Residential Building, Commercial Building, etc.
FAR ( Floor Area Ratio) = [Total covered area of all floors/area of land or plot]
or
FAR (Floor Area Ratio) = Gross Floor Area (GFA) / Area of the Plot
Let’s Understand FAR Through an Example :
Q1. Calculate the FAR of a building having 1500 sq ft. area and 4 floors built over. The area of each floor is 550 sq ft.
FAR = [total floor area / area of plot]
Here, the total floor area
= [area of each floor х no. of floors]
= [550 sq ft. х 4 nos.]
= 2200 sq ft.
FAR = [ 1950 sq ft. / 1500 sq ft.]
FAR = 1.466
Q2. Calculate the FAR (Floor Arear Ratio) of a plot size of 70ft x 90ft a building has to be constructed over that plot, The permitted FAR in that area is 2.5.
FAR = [total floor area / area of plot]
2 .5 = [ total floor area / (70ft. х 90 ft.)]
Total floor area = [2.5 х (70ft. х 90 ft.)]
Total floor area = 14000 sq ft.
Q3. A 5000 sqft plot area is available to construct a building having 5 floor, the allowable FAR of that locality is 2.5, calculate covered area of a building if all floor of the building is same area ?
The total floor area that can be constructed
= [FAR х plot area.]
= [ 2.5 х 5000 sq ft.]
= 12,500 sq ft.
The total area covered by the building
= [total floor area ➗ no. of floors]
= [12,500 sq ft. х 5 nos.]
= 2500 sq ft.
